First-time home buyers in the state can receive up to RM7,000 in assistance, easing the initial financial burden and accelerating people’s homeownership efforts.
Datuk Mohd Jafni Md Shukor, chairman of the Johor Housing and Local Government Committee, stated that the state government has determined that 60% of homes must include affordable housing to ensure that development not only drives the economy but also protects the people’s welfare.
“The state government has implemented major reforms in the form of direct assistance to citizens. Housing assistance has improved significantly since 2025, compared to the limited assistance provided between 2022 and 2024.
“House Purchase Assistance was introduced at RM5,000, House Entry Assistance was raised to RM2,000, and House Rental Assistance was introduced at RM2,500, which is equivalent to RM250 per month for 10 months. “People can now receive up to RM7,000 in total,” he stated.
He made this statement in response to a question from Rashidah Ramli (Parit Raja) about how the state government ensures that young people can truly afford to own a home.
Mohd Jafni, also the Bukit Permai State Assemblyman (ADUN), stated that the Johor Affordable House (RMMJ) is priced in stages, ranging from RM42,000 to RM300,000 based on their respective income qualifications.
“This price begins with an income of under RM4,000 for houses worth RM42,000 to RM50,000; under RM6,000 for houses worth RM80,000 to RM100,000; under RM8,000 for houses worth RM150,000; and under RM10,000 for houses worth RM250,000 to RM300,000.”
“This approach is made to ensure that the houses offered are truly in line with the people’s actual ability, not just theoretically affordable,” he said, adding that Johor is the state that builds the most affordable homes in the country.
He followed it up the next day by saying that the state government is aware of the complaints of the people of Johor, especially in Johor Bahru city, regarding the allegations that residential houses in the state consist of ‘houses that can only be looked at’ (rumah mampu tengok).
“Since 2022, we have been listening to the people’s complaints. The term ‘houses that can only be looked at’ is not just an expression but a true reflection of the people’s anxiety who are facing a gap between dreams and affordability. We do not deny this reality but strive to ensure that every development opens up space for affordable homes.”
“That is why Johor continues to offer a variety of house price categories, including homes priced at RM42,000, RM80,000, RM150,000, RM250,000, and RM300,000 based on people’s eligibility and capabilities. We want people to see that affordable housing is more than just a promise; it is a policy that is being seriously implemented,” he said.
