PR1MA Aims to Complete 10 Abandoned Projects This Year

Perbadanan PR1MA Malaysia (PR1MA) aims to complete 10 projects equivalent to 8,103 units throughout the year 2023 to provide quality and affordable housing for Malaysians, especially the middle class or M40 throughout the country. To date, as much as 80% of the abandoned project targets have been successfully completed, namely the Taman Raia Sentosa Residence and Sitiawan Residence Phase 2 in Perak; Woodford Estate Phase 1 Residency and Ranggu Residency in Sabah, Seri Mahkota Residency in Kedah and Bandar Bukit Mahkota Residency in Selangor.

In Johor, the Kota Tinggi Residence and Pelangi Indah Residence projects were completed last February and March respectively, while the Larkin Indah Residence is expected to be completed in the third quarter of this year.

Kota Tinggi Residency is one of the projects developed by PR1MA in Johor, where a total of 20 home buyers were present as a symbol of receiving the keys at the Key Handover Ceremony and celebration in conjunction with Hari Raya Aidilfitri 2023 at Kota Tinggi Residency on the 15th of May 2023. The handing over of the keys was completed by Datuk Onn Hafiz bin Ghazi, the Menteri Besar of Johor and witnessed by Nga Kor Ming, Minister of Local Government Development.

So far, a total of 526 buyers have received residence keys for the Kota Tinggi Residency.

“The construction of PR1MA houses like the one in the Kota Tinggi area is also capable of being a catalyst for industrial activity and boosting private investment in the surrounding area. With the construction of attractive affordable houses will not only increase the confidence of investors to open or expand their business here, but it will also simultaneously create an economic spillover effect and increase the value of real estate in the surrounding area”, said Datuk Onn Hafiz.

Kota Tinggi Residency has 625 units of terrace houses and is equipped with facilities for residents’ convenience, such as kindergarten, multi-purpose hall, playground and a prayer hall. This project identified as Level 1 Abandoned Project (Projek Sakit Tahap 1) by the Ministry of Local Government Development (KPKT) has been successfully completed through the KPKT Abandoned Project Rehabilitation Programme (Program Pemulihan Projek Sakit KPKT) that has been conducted for the past two years.

Kor Ming said, “With the success of this rehab programme, this project was successfully completed with the cooperation of the Chairman of the Housing and Local Government Committee, Dato’ Haji Mohd Jafni Md Shukor, the Kota Tinggi District Council, rescue contractor Majidee (Holdings) Sdn. Bhd., and technical agencies such as Tenaga Nasional Berhad, Syarikat Water Johor, Indah Water Konsortium, Public Works Department and Fire and Rescue Department.”

The recovery of PR1MA’s abandoned project in Kota Tinggi also proves PR1MA’s efforts in emphasising quality in each of its development projects. Kota Tinggi Residency has scored 77% in the Construction Quality Assessment System (QLASSIC) issued by the Construction Industry Development Board (CIDB). Meanwhile, Pelangi Indah and Larkin Indah residences have scored as high as 80%. This score reflects the quality of delivery of the PR1MA projects is always given high attention.

In line with these aspirations, this event also witnessed the submission of a collaboration document between PR1MA and URBANICE Malaysia to explore strategic collaboration in the planning, development and implementation of the Environmental, Social and Governance (ESG) agenda in PR1MA’s community and development projects.

The Kota Tinggi Residency has other added values such as the installation of a solar system in the Multi-Purpose Hall sponsored and installed by ITRAMAS Corporation, the use of LED lights in common areas, the creation of a Community Garden site, and environmentally friendly construction programmes like the use of IBS technology and flood mitigation system improvements, which is one of the sustainable elements in line with ESG practices.

Also present at the ceremony included Tuan Haji Akmal Nasrullah bin Mohd Nasir, Deputy Minister of Local Government Development, Dato’ Haji Mohd Jafni bin Md Shukor, Chairman of the Johor State Housing and Local Government Committee, Datuk Azrulnizam bin Abdul Aziz, Chairman of PR1MA and Datuk Seri Haji Mohd Nazri bin Md. Shariff, Chief Executive Officer and Member of the PR1MA Corporation.

A banquet was also held after the Key Handover Ceremony in conjunction with the Aidilfitri celebration in the month of Syawal.
